What is TractIQ Connector?
TractIQ Connector is a direct integration between TractIQ and AI chatbots like Claude or ChatGPT. It lets the AI pull live TractIQ data on your behalf while you're in a conversation - so instead of exporting data manually and pasting it somewhere, you can just ask the AI a question and it will go fetch the relevant facilities, market stats, pricing trends, etc. directly from TractIQ in real time.
Under the hood, it uses a standard called MCP (Model Context Protocol), which is essentially a universal plug-in format that AI tools have adopted to connect to outside data sources. You don't need to know anything about MCP to use it - just know that when you see "MCP" referenced in setup instructions, that's what this is.

Which AI chatbots work with TractIQ Connector?
Any chatbot that supports apps, integrations, or MCP connections can work with TractIQ Connector. Currently, the easiest ones to set up include:
- Claude (recommended)
- ChatGPT
- Perplexity
- Copilot
- Gemini
Some AI tools don't yet support this type of connection (e.g. Grok). That list will keep changing as more platforms add support, so if you use a tool that isn't listed here, it's worth checking whether it's added MCP or integration support recently.
How can I use TractIQ directly in Excel to populate my underwriting model?
Anthropic (the company behind Claude) offers a Claude for Excel add-in that lets you interact with Claude directly inside a spreadsheet. Once you have both the Excel add-in and TractIQ Connector set up, Claude can pull live TractIQ data and write it into your model without you ever leaving Excel.
For example, you could highlight a cell, ask Claude to look up the street rates for a specific market, and it will use TractIQ Connector on your behalf to fetch that data and populate it - the same way it would if you were having a conversation with Claude in a browser tab.
Setup takes two steps:
- Install the Claude for Excel add-in
- Connect TractIQ Connector to your Claude account (see setup instructions here)
Once both are active, just open the Claude panel inside Excel and start asking questions.
What data does TractIQ receive when I use the connector?
Very little. We only see the specific inputs required to respond to a given request - we don't see your full message, any files you've shared with the AI, or anything else in your conversation.
To make it concrete: if you asked Claude "show me what facilities exist in Austin, TX," we would see something like:
- A request to look up the coordinates for Austin, TX
- A request to return facilities near those coordinates
That's it. We never see the question you actually typed or anything else from your chat session. Think of it like the AI quietly writing a data request behind the scenes - it only shares what's needed to fulfill it, not the full context of your conversation.

Is using the connector to pull TractIQ data into underwriting models allowed under your terms of service?
Yes, completely. Using TractIQ data to populate your underwriting models - whether you're doing that by hand or through the connector - is exactly the kind of use case we support.
On the AI side: using Claude (or another AI) to help build out a model from TractIQ data is allowed under Anthropic's terms of service as well.
One thing worth flagging: Anthropic does note that finance is a higher-sensitivity use case, and this is worth keeping in mind for how you use AI-generated outputs. Pulling and organizing data is totally fine. Where we'd encourage caution is if you're asking the AI to draw investment conclusions or recommendations - that territory can start to look like financial advice, which neither TractIQ nor the AI is licensed or positioned to provide. That's not a limitation specific to the connector; it applies to any AI-assisted financial workflow.
