September 2026 Release Notes
Featured Update: See What It Actually Costs to Build
Underwriting a development deal has always come down to one number nobody will tell you: what did the last guy pay to build it?
In partnership with ARCO/Murray, users can now see specific sites in TractIQ that ARCO/Murray developed, with the real construction costs attached. The partnership covers over $1 billion worth of completed self-storage builds across 27 states covering the last decade.
This is a comp set that doesn't exist anywhere else. Not only are we giving you access to this data on a facility level basis, we’ve also created an interactive report benchmarking the entire completed portfolio to give you hard cost, NRSF efficiency, square footage totals and averages, floor details, and more. See the below walkthrough of how to ingest both the facility level data as well as how to drive the interactive artifact:
Other Updates and Refinements:
The default map used to reset every single time. It doesn't anymore.
Your layers, which ones are hidden, your base map, your data geography, and your facility pin style all come back exactly as you left them and if you minimize the legend it stays minimized by default across sessions. Your saved maps are unaffected. They keep their own settings, and opening one never touches your personal defaults.
Updates to adding/editing a Facility
Reporting a missing facility is now one step. Dropping a pin to report a facility we're missing now captures the coordinates and the geocoded address automatically, so you don't have to type an address by hand.
The Rebuilt Insight Panel Is Now the Default
New in the Executive Summary: NRSF per capita is now shows climate control and non-climate control proxy breakouts (indoor vs drive up NRSF).

New in Rate Analysis: an Average column showing the plain mean of each row across the months currently shown, skipping months with no data. It appears on both the on-screen table and the Excel export.
Listings
A live readiness checklist for brokers. You no longer find out what's missing when you hit Publish. While you're filling out a draft listing, a checklist shows what still needs attention, and each item links straight to the field. For a portfolio, it names every facility that still needs a photo.

For investors/owners, editing your Buy Box now re-scores listings live. No page reload or refresh needed that was previously required.
Rate data
TractIQ has increased daily rate pricing coverage by 9.2% nationally in September alone. This is part of a broader initiative to increase coverage and accuracy of daily rate updates.

Bug Fixes
- Fixed: Sorting Listings by Price descending put listings with no price first instead of last.
- Fixed: The State filter could silently drop listings that were actually in that state.
- Fixed: The "saved to a list" confirmation now takes you to the list you actually saved into.
- Fixed: A published listing no longer briefly flashes a false "add an image" error after saving.
- Fixed: Opening a saved deal from the map now opens the deal instead of the listings page.
- Fixed: The facility limit help text now shows your plan's real number instead of a hardcoded one.
- Fixed: The account menu now opens in front of the insight and listing panels instead of behind them.
- Fixed: A listing's Analyze view now opens straight to Executive Summary instead of Point Info.
- Fixed: Saving a deal from a listing's radius prompt now reliably attaches to that deal, and the map's Save action for a facility no longer breaks after a radius change.
- Fixed: Saving a portfolio now carries your chosen deal list forward through the whole flow instead of resetting it.
- Fixed: The Rate Analysis custom date range picker now fits on narrower screens instead of running off the edge.
- Fixed: The export column previously labeled "Company" is now labeled Management Company, matching the correction that shipped in August.
- Fixed: Existing customers couldn't sign themselves up for the Interactive Data Hub. An email that already had a TractIQ account was treated as a brand new signup and dead ended. It's now a proper login and reset flow, and login lands on the hub regardless of subscription state.
