The Demography Report is your go-to resource for a deep dive into population, income, education, housing, and more; all centered around any site or address you're analyzing in TractIQ.
You can access demography data in a couple of ways:
Quick View: Population & Trends
Open the Insight Panel on any deal or site, then use the Demography dropdown to get an instant snapshot of:
- Total population counts
- Historical trends
- Median household size
- Population growth indicators
This quick view is perfect for a fast pulse check, but if you're ready to go deeper...
Option 1: Download a PDF Summary
Use the “Download PDF” option in the report panel for a quick 8-page overview. It’s great for sharing or printing and includes:
- Population and household data
- Growth trends
- Median income metrics
Option 2: Download the Full Excel Report
Need advanced demographics? The Excel report has it all. You can access it from the “Download Demography Report” option in the Reports dropdown.
This report covers a massive amount of data across your chosen radius or drive time parameters, including:
- Population & Household Totals – Current counts and growth projections
- Family Demographics – Size, structure, and changes over time
- Income – Median, average, per capita, and deep income tiering
- Daytime Population & Retail Sales – Foot traffic and local retail strength

What radius does the Demography Report cover?
The report includes data in chosen radius or drive time parameters around your selected address or pin drop.
Can I customize the radius before I download the report?
Yes! Before downloading, you'll be able to choose which radius or drive time sizes you want included in your report.
What’s the difference between the PDF and Excel versions?
The PDF is a high-level summary—great for quick overviews and presentations. The Excel version includes much more detailed data and is ideal if you want to slice and dice it further or build custom analysis.
Where does this demographic data come from?
We source our data from EASI (Easy Analytical Software, Inc); which references the U.S. Census Bureau, the American Community Survey, the Bureau of Labor Statistics, and the Bureau of Economic Analysis.
Can I export the Demography Report with other deals in bulk?
The Excel version is downloaded per site and address. For bulk demographic analysis, we recommend using our Deal Dashboard bulk download and combining it with address-specific demographic pulls.
Something seems off in my report, what should I do?
Shoot a message to our support team and we’ll look into it right away. Sometimes formatting or geocoding quirks can happen depending on the address.
