August 2026 Release Notes

Featured Update: Prospecting by Loan Maturity Data

Loan maturity data is here! Complete with mortgage amounts, due dates, and lender information. And what’s even better, we’ve added the ability to prospect for facilities with this information directly in our prospecting tool.

Turn on the new mortgage toggle in your prospecting filters and a due date slider appears allowing you to set your date window, and TractIQ returns facilities with loans maturing inside it. Want owners facing a refinance in the next 18 months in a market you already know? That's a list now, not a research project.

The loan data comes with you when you export. Loan details now appear in the Storage Facilities report and the List Overview export.

More Ways to Narrow a Prospecting List

  • Prospect by MSA. The Build Prospecting List location picker now reads States, then MSA, then Address.

  • Filter by project stage for storage development sites. A new Project Stage multiselect lets you narrow development sites by stage.

Buy Box Enhancements: Rule Deals Out, Not Just Rank Them Lower

Every criterion in your Buy Box can now be set to Required or Preferred.

Preferred works the way it always has, contributing to the fit score. Required is a hard line: if a listing misses it, the fit score drops to 0.

Click any fit score and the breakdown shows each criterion's status alongside whether it was Required or Preferred, so you can see exactly why a deal scored the way it did.

Nothing changes on your saved Buy Boxes until you edit them. Every criterion stays Preferred by default, so no score you're already working from moves.

We’ve added three additional criteria as options in your buybox: Supply per capita, portfolio or single facility, and seller financing.

Brokers: Investor buybox fits preview in listings editor. The listing editor now previews the top investors whose Buy Box lines up with the deal you're building, so you know who to call the moment it goes live. Fit scores also carry a hover tip pointing out that they're clickable for the full criterion by criterion breakdown.

Marketplace and Listings Enhancements:

Investor Updates (Listings Screening/Underwriting Experience)

Portfolio listings now open on a summary page. A multi facility listing starts on a portfolio summary with aggregated NRSF, occupancy, NOI, cap rate, asking price, the Buy Box fit score for the whole portfolio, contacts, the offering memorandum, and a "Facilities included" table. A page chip above the cover image allows you to cycle through the summary and each facility. Each facility gets its own page with its own photos, property details, financials, unit mix, and files.

Saving a portfolio listing as a UI improved. The dialog opens with one question: the whole portfolio, or a single facility. It defaults to whichever page you're on, and each facility gets its own deal name, list, status, trade area, and notes options.

Choose which columns the listings feed shows. Nine additional columns are now available, including deal type, price, cap rate, occupancy, broker, broker company, listing date, last updated, and deadline. Each one is sortable and filterable, with a picker that groups them into sections and six columns visible at a time.

Broker Updates (Listings Management Experience)

Publish state, audience, and deal stage are now three separate controls. What used to be a single Status row on the listing edit page is now Publish state (Draft or Published), Audience (Everyone or Restricted), and Deal stage. You can configure restrictions (e.g. request access to files and even exact location)while a listing is still a draft.

Preview how a restricted listing looks to an investor. The preview (eye icon) now includes an "Access not granted / Access approved" toggle, so you can see exactly what an investor outside your organization sees before and after you grant access. It appears only on listings that actually gate something.

Listing documents can now be up to 25 MB. The file cap moved from 10 MB to 25 MB.

Reports and Exports

Four new tables in the Demography report and export. Employment by sector, consumer expenditures by category, selected monthly owner costs as a percentage of household income, and mortgage status by those owner costs.

Downloaded reports are named after what you downloaded. Exports now carry the list, deal, or address name in the filename instead of a generic report name.

Account, Usage, and Security

See your own export and AI Connector usage. The Usage page now shows you your own numbers, including stat tiles, a 60 day chart with a date picker, and a per request log.

Stronger password requirements. Passwords now require a 12 character minimum, can't be reused, and changing a password requires entering your current one.

If your current password is under 12 characters, you'll be asked to set a new one the next time you log in.

Account lockout after repeated failed logins. Five failed login attempts lock an account for 15 minutes, and the message tells you how much time is left.

AI Connector

Search the Marketplace from your AI assistant. You can now query All Listings by the same criteria the Buy Box editor exposes. Each result comes back with its computed Buy Box fit score. Filtering runs through the same scoring engine the Buy Box itself uses, so what you get in your assistant can't drift from what you see in the dashboard.

Pull development sites. A new tool returns housing or commercial development sites for a location and radius, the same pipeline behind the Housing Starts and Commercial Developments exports.

Rate history for specific facilities. The pricing trends tool now accepts up to 10 named facilities as an alternative to a trade area, so you can ask for rate history on the exact facilities you care about instead of everything aggregated in a trade area.

Map

Hide highlighted and non highlighted pins separately. With a highlight metric active, like "Likely on market," the legend used to toggle a whole facility type at once. Each type now gets its own row for its highlighted and non highlighted pins, so you can hide just the ones that don't match your highlight, or just the ones that do.

Bug Fixes

  • Fixed: Some virus scanners were mistakenly flagging Executive Summary reports as malicious. This was because some facility websites were “http” rather than “https.” To avoid this, we’ve un-hyperlinked any http website from reports so they should no longer be mistakenly flagged.
  • Fixed: Development sites with no recorded project stage were being counted as neither operating nor under construction, so they were silently dropping out of projected supply numbers. Around 85 sites were fixed, so you may see projected supply and construction counts tick up slightly in affected markets.
  • Fixed: The Company column in prospecting results repeated the facility name. It now reads the management company, and shows blank rather than "N/A" when nothing was supplied.
  • Fixed: Tooltips in the deals table rendered behind the prospecting modal.
  • Fixed: Listing photos stretched out of shape in full screen view.
  • Fixed: The Executive Summary PDF now pulls the facility address from TractIQ's own data rather than a geocoded address, so addresses match what you see in the platform.
