About Our Data
We track over 200 unique data points across supply, demand, and market performance. Here’s what that looks like:
Storage Supply
- 60,000+ active self-storage facilities across the U.S.
- 30,000+ facilities with pricing data down to the unit level, including cuts by ground floor vs. elevator, climate vs. ambient, drive-up, and unit type.
- 35,000+ owner names and contact details for active facilities.
- 4,000+ facilities under development, from early planning through construction (with developer details included where available).
- For storage overall, we track ~65,000 active sites and ~5,000 under development nationwide.
- TractIQ is proud to be the official data provider for MSM’s Self Storage Almanac.
Storage Demand Indicators
- Demographics (population, median income, population growth, and dozens of other factors).
- 79,000+ housing starts, spanning multifamily, single-family, elder care, and more.
- 318,000+ commercial construction projects, including education, industrial, office, hospitality, military, restaurant, retail, medical, and more.
- Traffic counts to understand exposure.
- Signal brands (e.g., Walmarts, Starbucks, Kroger) to help benchmark trade areas.
Historical Data & Frequency
- Rental rate data:
- We update our rental rate data daily but display it as monthly aggregates to smooth out short-term fluctuations and make underlying trends easier to see at both the facility and market level.
- For facilities with less frequent pricing changes, we report data quarterly to provide a clearer view of long-term trends.
- Data archive goes back to 2018, giving years of historical pricing trends.
- Demographic data: depending on the source, available back to 2010 for a long-term view of population dynamics.
- By default, TractIQ uses the most up-to-date EASI datasets, refreshed annually to ensure accuracy.
Development Projects
For the ~5,000 sites under development in our database, we provide:
- Stage and date of last update
- Project description and cost
- Permit logs
- Owner/developer contact info
- Other verified project details
Our Data Process
Our team of data engineers, scientists, and QA specialists blends automation with human expertise to ensure accuracy.
- Supply data: every facility in the platform has been reviewed by a qualified storage expert.
Demand data: combines government sources (like Census), vetted vendor datasets, and additional business logic, plus manual QA checks for freshness and accuracy.
